Spring has Sprung!

It doesn’t matter where you are in the world, the arrival of spring brings smiles to our faces as we listen to the birds start to sing and watch flowers begin to bloom.

There have been numerous studies as to why humans love Spring so much and the results are pretty much what you’d expect.

Milder temperatures (although snow falling in parts of Australia last week suggests this isn’t always the case) mean we start spending more time outside and that is always good for us.

More light. Longer days and sunnier skies mean our happiness hormone serotonin becomes more active. Apparently, when the sun shines more strongly and it becomes light earlier, we don’t produce as much melatonin (sleep hormone) so we “become more lively”.

Basically, we are helpless to resist the sense of wellbeing – it is in our genes, it’s an ancient response. Who cares? It is nice to feel some positivity and joy in 2020, even if we have no control over it 😊

At Hype Realty, although we haven’t put our slippers away just yet, it is nice to be able to wriggle our toes in the sunshine without fear of frostbite.

Wow! The Gold Coast is still enjoying a fantastic market. More tenants than properties and it looks like continuing for the next little while. As we know, this isn’t always the case and the property market is by its very nature cyclical. And although we are riding the wave at the moment, there will most likely come a time when we find ourselves with fewer tenants out there looking for a new home – it is just the nature of the beast (sorry to be a wet blanket). Now is the time to ensure we are keeping our properties in tip-top shape so that when tenants have a bit more choice, your property will be at the top of their list. Who's Responsible?

Okay, so not everything about Spring is great. Not only does the warmer weather bring out the birds and flowers, but it also means the not so cute animals are on the move. Snakes, Spiders and the worst of them all, Ants!

Who is responsible for what, can be a little tricky at times, but common sense usually saves the day.

If a snake decides to take up residence in the ceiling of a house, that is not the tenant’s fault. In fact, we can argue that because the snake gained entry by the roof, it becomes the landlord’s responsibility. However, if a tenant has pieces of iron and piles of timber in the yard or doesn’t keep the grass short (perfect snake havens), then the responsibility for removing a snake from the property falls onto the tenant’s shoulders. 

Spiders – these are generally the owner’s responsibility, nothing can keep these suckers out and a treatment every 12 months if required, will keep all parties happy. 

Ants, on the other hand, make it a little bit more difficult to ascertain who is responsible for the treatment. If a tenant leaves crumbs on the bench or unsealed foodstuff in the pantry, ants are going to find them. These definitely fall into the realm of tenant responsibility. However, if ants are persistently finding their way into the property, perhaps nesting inside walls or ceilings, then the landlord will need to provide treatment – the little piles of black dirt they create can stain paintwork and create untold frustration for a tenant when supermarket products do not remove the culprits. 

The legislation is a little wishy-washy around pest control at times so we find it best to use common sense and be proactive when a tenant reports an issue. We once had a tenant complain about bees coming into the house and our solution was for her to close the window above the flower bed. The bees weren’t swarming which would have been a different matter altogether. Common sense it seems – isn’t always that common! �

The Latest at Hype!

Great news! The temporary Covid-19 Legislation has pretty much gone back to normal (apart from a few things that will be reassessed on the 30/12/2020). So all matters regarding arrears, vacant possession/Notice to Leave without grounds and rent increases, have returned to that of pre-Covid status. If you would like some more information on the changes, please let us know and we can go into these changes with you further. Rest assured that if there are any changes or items that HAVEN’T changed that affect you, your tenants or your property – we will be in contact with you directly to discuss these!
